According to Tecnitasa you can buy olive groves at a price of 12.000€ per hectare on dry land (secano), 48.000€ per hectare for irrigation land (regadío) and pasture land or forest land in between 3.000€ and 9.000€ per hectare. Vineyards make a price in between 80.000€ and 200.000€ per ha. Where in the past prices went up fast based on speculation, nowadays we’re back on the realistic agricultural values.
Strict building regulations
Buying a finca in Andalusia doesn’t mean you can build whatever you like. Over the last years building regulations have become more and more restricted, only allowing building on the countryside connected to either the agricultural use of the land or on some exceptions to tourist or public use. The planning department of the local townhall can inform you about the minimum plotsize to promote an agricultural proyect. If there is no building on the plot the procedure to follow is to present a ‘plan de actuación’, a mini-business plan, based on an agricultural study, explaining the exploitation of the land. Furthermore you have to justify the building needed: stables in case of livestock, barns for materials and crop and a house for the owner or employees. The approval can take up to a year since the final decision is made by the Andalusian government. It is much easier to buy a finca with an existing cortijo and to apply for a reform. Yet, saving you the hassle of the paperwork, the price of the property will be considerably higher.
